Five Rookie Mistakes Made By Home Sellers

  1. Hiring an agent at 6% commission or more. A vast majority of Realtors charge 6% to 7% to list your home and compensate a buyer’s agent. That can cost you $10,000 to $20,000 on an average house! We list your home and pay a buyer’s agent for a TOTAL of 3.9% to keep the most money possible in your pocket!

  2. Overpricing your home. Buyers understand value and will only pay what they perceive as the right value for a home. Even though we’re in a seller’s market, it’s still important that your house is priced appropriately.

  3. Not being flexible on your price. The ultimate goal is to get your home sold so have a plan for list price vs. sold price. Overpricing your home can backfire when bank appraisals come in lower than your price.

  4. Not cleaning or staging the home. Clean, clean , clean and make sure that the home is in top condition before you get it on the market. Smart sellers get a home inspection prior to listing to know the things that will come up during inspection negotiations.

  5. Not using professional photographer. Pros invest thousands of dollars in the proper equipment and expertise in real estate photography. The MLS is littered with bad photos, don’t settle for amateur photography.
